How to Find a Roof Leak
Finding a leak is not a search. It is a process of elimination run in a specific order, and the order matters more than the eyesight. Almost everyone starts at the roof directly above the stain, and almost everyone is looking at the wrong part of the roof.
What follows is the procedure a roofer runs on a leak call: establish when it leaks before you establish where, get into the attic while it is still wet, rule out condensation, then work the exterior in the order the failures actually occur.
Water travels. Start with that.
Water that gets past the roof surface runs down the underside of the sheathing until a rafter, a truss chord, a row of nail points or a wiring run carries it sideways. The entry is therefore upslope of the stain and often off to one side. Ten feet is normal. Thirty feet happens. On a low-slope membrane roof it can be the far end of the building.
The rule that saves the most time
Every minute spent inspecting the roof directly above the stain is wasted. The stain is the exit. Work upslope until the trail goes dry, then look above the last wet thing you found.
The procedure, in order

Map the stain — then establish when it leaks
Mark the wet spot and note whether it is a defined ring, a spreading blotch or a run down a wall. Then ask the far more useful question: under what conditions does it actually drip? Homeowners almost always know and almost never volunteer it. This one question narrows a whole roof to a corner of it.

The roof is fine until it is overwhelmed. Gutter overflow behind the fascia, an undersized or obstructed valley, clogged drains and blocked overflow scuppers. Started right after work was done on the house Whichever trade was up there last. New penetrations: satellite mounts, solar standoffs, a bath fan termination, a re-set chimney cap, a siding job that undid a flashing. These are indications, not verdicts. Two can be true at once, which is the usual reason a repair does not fix the problem.

Get in the attic with a bright light, during or right after rain
A dry attic tells you very little. Go up while it is raining or within the hour after it stops, with a real light rather than a phone, and kill the attic lights so daylight shows through.
Look for wet or compressed insulation, dark staining and dried mineral tracks on rafter faces and sheathing, rust rings around the shanks of nails that came through the deck, spongy sheathing, and daylight. Follow the trail upslope until it stops. Mark that spot with a nail or a wire pushed up through the deck — then measure it: distance from the ridge, distance from a gable end, offset from the chimney. Those numbers are how you find the same square foot from outside.

Rule out condensation before you touch the roof
If the moisture is spread evenly across the whole underside of the deck instead of concentrated in a track, stop and read the next section. Condensation looks exactly like a leak from the ceiling side and nothing done on top of the roof will fix it.

Work the exterior in probability order, not in a circle
Inspect outward from the marked area, weighting your attention by what actually fails: penetrations and flashings first, field shingles last — the exact reverse of how a homeowner searches.

Water-test to confirm, and only to confirm
A hose test proves a hypothesis. It is a poor way to go fishing. Two people — one on the roof with the hose, one inside watching the stain, on an open phone call or a radio. Start at the lowest point and work up: wetting the top first floods everything below it and destroys the test. Isolate one small area at a time — one boot, one side of one skylight, the bottom two feet of one valley — and give each five to ten minutes before moving. Impatience is the most common reason a water test fails to reproduce a leak that is unquestionably there.
Condensation: the leak that is not a leak
Warm, humid indoor air leaks into a cold attic and condenses on the underside of the sheathing. In winter it freezes on the nail points first, then melts and drips during the first warm afternoon — so the homeowner reports a leak on a sunny day, which is a tell all by itself.
The tells
- ●Frost or rust on the protruding nail points across a broad area — not one nail, dozens.
- ●Dampness spread uniformly over the whole underside of the deck rather than concentrated in a track from one point.
- ●Wet only in cold weather, often worst after a cold snap breaks, and not correlated with rainfall.
- ●Mould concentrated on the shaded slope — the north side in most of the country, because it stays coldest longest.
- ●Wet insulation over the bath fan, the kitchen or the attic hatch: where household moisture actually escapes.
The fix is air sealing at the ceiling plane and balanced ventilation above it, not sealant on the roof. Seal the top plates, can lights and the hatch, duct every bath and kitchen fan outside rather than into the attic, then balance intake and exhaust — usually a continuous ridge vent with matching soffit intake. Caulking a roof that is condensing on the inside buys nothing but a second service call.
Once you have diagnosed condensation, the next number you need is how much net free ventilating area the attic requires and how it splits between intake and exhaust. Run the attic floor area through it before buying a single vent.

This ordering is roughly the frequency with which each item turns out to be the culprit on a steep-slope residential roof.
1. Penetrations and their flashings
Start here every time. A plumbing vent boot is the single most common source of a residential roof leak: the neoprene or EPDM collar sits in full sun, hardens, shrinks and splits around the pipe long before the shingles wear out. Check every boot, exhaust flashing, mast collar and abandoned penetration that got shingled over instead of closed. Split collar, lifted base flange, fasteners through the exposed flange.
2. Chimney: counterflashing, crown and cricket
Counterflashing that was surface-mounted and caulked instead of cut into a mortar joint fails as the sealant ages. A cracked crown lets water into the masonry, which shows up inside with no roof defect at all. And a wide chimney needs a cricket behind it — without one, debris packs against the back wall and holds water on the flashing permanently.
3. Sidewalls: step flashing and the kickout
Step flashing is one piece per shingle course, woven in as the courses go up; a single long bent piece run up behind the siding is a common shortcut and a reliable leak. At the bottom of that run, where the roof edge dies into a wall that keeps going down, there must be a kickout flashing diverting water into the gutter. Its absence produces rot inside the wall rather than a ceiling stain, so it goes unfound for years.
4. Valleys
Debris packed in the throat, shingles cut too tightly or past the centerline, fasteners driven inside the dead-nail zone either side of the valley center, corroded or short valley metal — and the termination. Terminations leak more than the run does.
5. Skylights and curbs
Head flashing at the top, step flashing up the sides, the perimeter seal — then the glazing gasket, because a skylight that is “leaking” is often condensing on cold glass instead.
6. Nail pops, lifted tabs and wind damage
A backed-out nail tents the shingle above it and eventually wears through. After wind, look for creased tabs, unsealed edges and missing shingles — a crease breaks the mat without breaking the surface, so it leaks without looking damaged.
7. The field of the shingles
Last. Granule loss to the mat, splitting, curling and blistering all cause leaks, but only after everything above is ruled out. A homeowner starts here. A roofer finishes here. Flat and low-slope leaks are a different search
On a membrane roof water does not run downslope to a drip. It gets under the membrane, tracks laterally along the top of the insulation, and surfaces wherever it finds a path down. The breach can be forty feet from the stain and on the other side of a wall.
- ●Seams. Probe every one with a dull putty knife or a seam probe, never a sharp blade. You are feeling for an unwelded section, a fishmouth or a void — not cutting a new one.
- ●Pitch pans and pitch pockets. The filler shrinks and dishes as it ages, then holds a puddle over an open penetration. They need topping up on a schedule.
- ●Drains, scuppers and overflows. Clogged strainer, loose clamping ring, deteriorated flashing under the ring, an overflow set so high it is useless.
- ●Parapets and coping. Open coping joints, failed termination bar sealant, cracked through-wall flashing.
- ●Ponding and blisters. Standing water two days after rain marks the low spot that fails first. Blisters mean moisture already in the assembly.
When the visual search comes up empty, a commercial roofer brings instruments: an infrared scan after sunset to find wet insulation still radiating the day’s heat, a capacitance meter, or a nuclear moisture gauge to map the wet area. Those tools do not find the hole — they find the wet, and the hole is at the edge of it.
Where the search goes wrong
It is very often not a roof leak at all
Ceiling water comes from window head flashing, wall penetrations for hose bibs and dryer vents, failed siding laps, a gutter overflowing behind the fascia, a cracked chimney crown wicking down masonry, an HVAC condensate line that has come apart, and uninsulated ductwork sweating in July. If the stain is against an exterior wall rather than in the field of the ceiling, the wall is the prime suspect.
More than one leak at a time — which is why "the repair did not work"
Two sources feeding one stain is common on an old roof, and the second is invisible until the first is fixed. That is the honest explanation behind most accusations of a bad repair — say it on the first visit rather than defending it on the second.
The leak that appears months after the damage
Hail bruising and wind creasing break the mat without breaking the surface. Water gets in slowly, the sheathing absorbs it for a season, and the stain arrives long after the storm. That gap is also why claims get argued about. Date the weather event, not the stain.
The leak that stops in the heaviest rain
Counter-intuitive and a real pattern: a drip in a light drizzle that disappears in a downpour is usually water clinging to the underside of the roof edge and running back behind the fascia. A heavy flow launches clear of the edge; a trickle does not. That points at missing, short or wrongly-lapped edge metal — a drip edge or gutter apron problem, not a roof problem.
Knowing when the search is over
Multiple active leaks in different areas, widespread mat failure, soft sheathing in more than one place, a roof already carrying two layers, or a third repair on the same slope — past that, every patch is money spent on a roof that is finished. Saying so is not a sales pitch, and a roofer who never says it is not doing you a favour.
Frequently asked
Can I find the leak without going in the attic?
Sometimes, on a simple roof with an obviously failed vent boot. Usually not. The attic is the only place you can see both the entry side of the deck and the path the water took, and without that path you are guessing at which of six candidate details is the culprit. Where there is no attic — a cathedral ceiling, or a low-slope roof over conditioned space — the water test and moisture scanning become the primary tools rather than confirmation.
It only leaks occasionally. Can I just wait?
Waiting costs more than the repair nearly every time, because what gets damaged is not the ceiling. It is the sheathing, the framing, the insulation’s R-value and eventually the air quality. A leak that shows twice a year has been wetting the deck every rain for far longer.
The roofer sealed it and it is still leaking. What happened?
Three likely answers, in order. There was a second source. The sealant went over the symptom rather than the cause — sealant is part of many details and is never a repair on its own. Or the water was never crossing the roof plane at all.
