A 27-page manual from SPRI and the NRCA written for building owners and their maintenance staff rather than for roofers, covering inspection, maintenance and emergency repair of existing single-ply roofs. It sets up a historical record and roof plan grid, sorts causes of roof problems into natural and man-made, separates regular periodic inspections from special inspections after severe weather, and gives emergency leak and wind-damage procedures — including temporary perimeter ballasting at 40 pounds per linear foot, and the thresholds (bare areas over 50 square feet, ballast blown off the roof) at which the membrane manufacturer must be consulted.
Why a contractor cares. It draws the line between a temporary emergency measure and a permanent repair, and is explicit that the permanent work belongs to a professional roofing contractor.
Why a public adjuster cares. Its warranty section lists what voids a manufacturer's warranty — neglected maintenance, late notice of leaks, incompatible repair materials, unapproved contractors. That is the exact ground a carrier stands on when it argues maintenance rather than storm.
