    What this document argues

    The second edition of the IICRC's mold remediation standard, published August 2008, bound together with its Reference Guide — which is why it runs 244 pages against the 67 of the standard-only third edition. Seventeen sections run from scope and definitions through remediator qualifications, safety, documentation and risk management, inspection, structural, HVAC and contents remediation, and post-remediation verification; the reference-guide chapters behind them cover fungal biology, health effects, and building and material science. Its organising idea is the Condition 1/2/3 scheme and the rule that porous materials carrying actual growth should be removed rather than cleaned.

    Why a contractor cares. It states what a compliant remediation requires — containment, engineering controls, worker protection, and the documentation that has to exist at the end.

    Why a public adjuster cares. The reference-guide chapters are the reasoning behind the requirements. When a carrier trims a mold scope, this edition is where the technical justification for the fuller scope is set out at length.
